EXCO PERUMAHAN MAHU PEMAJU DAN PENDUDUK BINCANG "WIN-WIN SOLUTION".
Beliau berkata sedemikian setelah mempengerusikan satu majlis penerangan awam petang tadi di Kompleks Muhibbah Taman Nirwana.
Penerangan awam itu adalah di atas arahan Mesyuarat Majlis Tindakan Ekonomi Selangor atau MTES berikutan bantahan dari penduduk tempatan terhadap projek itu.
YB Iskandar berkata Majlis Perbandaran Ampang Jaya (MPAJ) telah menangguhkan kelulusan projek pembangunan perniagaan dan apartment servis itu apabila penduduk telah membantah tetapi telah meluluskannya pada bulan Disember 2011 setelah pemaju mengurangkan jumlah tingkat dari 25 tingkat kepada 16 tingkat.
Walau bagaimanapun penduduk hingga ke hari ini terus membantah. Menurut mereka projek itu akan memberi kesan kepada penduduk di Taman Nirwana, Kg Pandan, Taman Putra Sulaiman, Taman Chempaka dan Taman Dagang.
Oleh itu, Iskandar mahu pemaju mencadangkan satu "win-win solution" yang boleh meredakan kemarahan penduduk.
Beliau berkata, ia penting kerana ketegangan seperti ini jika berterusan akan memberikan kesan yang buruk kepada projek tersebut sama ada semasa atau selepas pembinaan.
Pada sessi soal jawab petang tadi, Haji Abdul Hamid Hussin TYDP MPAJ, En Nizam Pengarah Perancang MPAJ dan wakil Sri Seltra En Wong telah hadir untuk berdialog dgn penduduk.
En Nizam telah menjelaskan bahawa projek tersebut telah mematuhi segala peraturan perancangan dan telah melalui beberapa siri dialog bersama AJK Persatuan Penduduk Taman Nirwana Fasa 2
Lebih 250 orang telah menghadiri majlis penerangan petang tadi - Chempaka Kini.
EASIER PAYMENT TERMS FOR SKIM CERIA RECIPIENT.
"Previously, they had to pay five per cent advance on their share of 20 per cent for repairing low-cost flats," he said, adding that the state had decided to relax the scheme's criteria during an exco meeting that was held recently.
The residents could later pay the balance 15 per cent with a monthly maximum repayment of RM50 over a number of months or years, while the state bears 80 per cent of the costs. The flats' committees or associations can also choose to repay their debt using their sinking funds.
An exco meeting will be held to discuss whether the same terms can be applied to medium-cost homes.
Currently, residents have to pay a five per cent advance on their share of 40 per cent of the cost of repairs. The government will bear the rest of the cost. The monthly repayment in this instance is up to RM100 per person.
The recent exco meeting also decided that the state Housing Board and the Selangor State Development Corporation (PKNS) would co-manage the fund. Previously, it was solely handled by PKNS.
Iskandar added that contractors and developers outside PKNS would also be allowed to bid for contracts through open tenders.
"We would begin advertising for tenders for phase three in a month's time," he said, adding that it was targeting to complete repair and upgrade works in 100 homes by year-end.
The scheme is open to all low-and medium-cost flats and apartments in Selangor. Skim Mesra has so far completed works on 17 flats under Phase 1 of the project and 34 under Phase 2. In Phase 3, it would be giving a facelift to 70 flats and apartments.
"The flats are selected based on our own site visits and through the recommendation of assemblymen. However, those who want to apply to the scheme can write to us," he said, adding that based on the state's observation, most rundown flats were in Petaling Jaya and Subang Jaya - Veena Babulal, NST.

KENYATAAN AKHBAR : ISU PADANG KOMPLEKS SUKAN PKNS, KELANA JAYA.
Sebagai Pengerusi kepada JK Pendengaran Awam untuk Rancangan Tempatan Petaling Jaya 2 (RTPJ2), saya berpandangan tindakan menukar rancangan tempatan itu tidak menghormati pendengaran awam yg telah dijalankan.
Sebarang pindaan bukan sahaja menyalahi undang-undang tetapi seolah-olah memperlekehkan usaha dan pandangan mereka yang terlibat dengan pendengaran awam itu.
Siasatan ini juga perlu untuk membersihkan nama MBPJ dan PKNS kerana terlampau banyak tuduhan yang telah dilemparkan kepada mereka.
Ianya juga akan dapat mengembalikan keyakinan rakyat bahawa perkara yang sama tidak akan berulang lagi.

WAKAF UNTUK TINGKATKAN HUBUNGAN MASYARAKAT.
AMPANG 24 JUN: Kewujudan wakaf komuniti yang menelan kos RM20,000 di Taman Dagang diharap akan meningkatkan lagi hubungan sesama penduduk di sini.
Demikian menurut Exco Perumahan, Pengurusan Bangunan dan Setinggan Negeri Selangor, Iskandar Samad ketika merasmikan Wakaf Rakyat Taman Dagang pagi ini.
"Dengan adanya wakaf ini, saya percaya pelbagai kegiatan dapat dijalankan di sini sekaligus dapat lebih menceriakan dan mengeratkan silaturahim antara sesama penduduk.
"Pembinaan wakaf ini adalah sebahagian dari usaha Kerajaan Negeri untuk meningkatkan kualiti hidup masyarakat di Selangor termasuklah bagi masyarakat yang mendiami pangsapuri," ujar beliau.
Menurut Iskandar program 'Bersih, Ceria dan Harmoni' ini akan diteruskan di seluruh Selangor.
Selain fokus untuk pembinaan wakaf, program ini turut menyediakan peruntukan untuk sudut belajar dan membaca dan pejabat yang lebih selesa untuk Badan Pengurusan Bersama (JMB) untuk mentadbir.
Sementara itu, beberapa penduduk yang ditemui berharap wakaf yang siap pembinaannya pada Mei lalu, dapat dimanfaatkan oleh semua lapisan penduduk Taman Dagang.
"Saya harap dengan adanya wakaf ini, pelbagai program dapat dijalankan sekaligus merapatkan penduduk tak kira parti politik.
"Di sini kita boleh berbincang dengan lebih santai," menurut seorang penduduk yang mahu dikenali sebagai Zarina.
Aziz Ismail pula berkata wakaf ini turut sesuai dijadikan tempat untuk beristirahat setelah letih berkerja seharian.
"Kerajaan menggalakan masyarakat negara ini supaya lebih erat tak kira bangsa dan agama.
"Selain mengadakan program, sebelah petang kami masyarakat di sini boleh berehat dan bertemu atara satu sama lain, dari tak kenal dah jadi kenal," ujar Aziz - NAZLI IBRAHIM, MEDIA SELANGORKU.

SWIFT RESPONSE FROM SELANGOR GOVERNMENT TO ULTIMATUM
PETALING JAYA, 21 JUNE 2012 - The Selangor state government, in a swift response to an ultimatum by former Kampung KTM Railway Line residents, today offered them low cost houses.
Selangor exco for housing Iskandar Abdul Samad said the double storey terrace houses, in Taman Matang Jaya, would be offered to the residents for RM28,000.
Frustrated by the Selangor government's inaction to their two-decade old demand of land promised to them, the residents held a protest outside the state secretariate building yesterday.
They even issued an ultimatum and threatened to abstain from voting for Pakatan Rakyat in the general election after their request to meet to Selangor MB Khalid Ibrahim was turned down.
Iskandar said the latest offer was endorsed by Khalid yesterday. "Another option for them is to purchase low cost flat units in Kuang for the same price," he said.
About 229 families of KTM Railway Line were evicted from their homes by the then state government in 1992 and were promised plots of land for them to resettle.
However, the land offered to them were sold off to third parties, leaving them in a lurch.
Iskandar said if the residents do not want to buy the houses offered, the Selangor State Development Corporation (PKNS) would sell the houses for RM42,000 to outsiders.
"The difference of RM14,000 will be given to the former squatter settlers," he said.
On claims that some of the land promised were still available, Iskandar agreed that the plots were still there but said it would not be viable for the residents to take the land.
"It will be too costly for the residents to build houses there," he said
Iskandar also assured the residents that PKNS would only sell the low cost houses to them once the units are repaired.
Federal Territories and Selangor Community Association (Permas) coordinator Lena Hendry confirmed that the residents had been informed of the offer made by Iskandar.
"We had informed the residents and they will have a meeting over the weekend to make a decision," said Hendry - G. VINOD, FMT.

COMMUNITY LIBRARY GETS 1,000 VISITORS PER DAY.
THE recently launched Pandan Jaya community library located along Jalan Pandan 4, Ampang has been a hit with locals who have been fully utilising the various modern facilities and equipment available.
"From what I was told, the library is visited by up to 1,000 people a day.
"We hope that this library will change the perception of locals regarding community libraries that are usually seen as old and outdated," Selangor education, higher education and human resources development committee executive Dr Halimah Ali said at the launch of the facility recently.
The 510.96sq m library has several features including seven free-to-use computers including an iMac as well as broadband Internet access.
There are also two 52-inch plasma televisions in the children and magazine sections while other facilities include a surau, baby room, cafeteria, multi-purpose hall, seminar room and reading room.
She added that currently, the Selangor Public Libraries Corporation (PPAS) where she is chairman, manages 96 community libraries including three mobile ones.
"This library is part of our PPAS rebranding project using the My Second Home concept. We hope that the community, particularly students, will be able to make full use of it rather than hang out in malls," she said.
Corporation director Mastura Muhamad said the facility cost RM400,000 to build.
"The building construction including several new rooms cost RM200,000. As for the interior furnishings and equipment it was RM100,000 while we had RM100,000 to spend on books," she said, adding that RM250,000 was from the state government while an additional RM150,000 was from Kumpulan Perangsang Selangor Berhad.
Cempaka assemblyman Iskandar Abdul Samad hoped visitors would be able to care for the library and not let it become rundown.
"We can give the best facilities and continue to repair and fix whatever gets broken but it is of no use if the users have an irresponsible attitude," he said, adding that the library could serve as a catalyst to turning this attitude around - CHOONG MEK ZHIN, STAR METRO. PHOTOS BY RAYMOND OOI.
